How much lands can i have without penalty? Depends the room? I'm in hobbes

The penalty is related to your highest title.

A Lord or a Viscount can own 4 seignories
A Count 5
A Duke or a King 6

If you out pass these limits, there is a financial penalty. The X richest cities give you the normal tax rate but each more city give you only 10% of its taxes ( X = the number of seignories set by your highest title).
